Landlord claims I didn't pay rent

I got home from work today to find a "3 day to pay or vacate" notice on my door.

I paid my rent on time with money orders, which is the only form of payment these apartments accept.

I handed my rent right to the landlord, who happened to be in the office at the time, and is the same landlord who now signed my 3 day to vacate notice saying I did not pay rent.

I still have my receipts for my money orders, do I have any recourse here?

If the money order was cashed you own his ass. If it wasn't cashed cancel it, get another one, pay. Either way it won't be a problem.

What did he say when you told him you already paid and to double check his records?

do not simply call and leave a message. find an email address... send an email. send a letter fedex overnight. paper the record.

If landlord sues you for eviction, you need evidence that you paid and the written evidence that you notified landlord of payment (and were ignored) will go a long way in the court awarding you damages/attorney fees (in Florida at least).

Do you live in a apartment complex with an office? Do you know where your landlord lives? Go there!

What's wrong with a money order?

The alternative is probably a certified check that could have been mis-recorded as well.

He doesn't have to worry about personal checks being bad and his staff isn't tempted to steal the cash, it's all good as long as the tenants insist on getting a receipt.

What the hell kind of apartment complexes first notice of non-payment is a 3 day to vacate notice?

That's pretty standard in my experience. They immediately start with the legally mandated notice periods to get you out ASAP in the event it isn't resolved.

I got one once when my MO (which didn't have an apt number on it) got physically separated from my roommate's.

He seems to only show up to pick things up and leave notices. I've only seen him in his office once in the year or so he's been the landlord.

Bank draft and certified cheques offer protection to the tenant and no risk for landlord.

It varies by state, but there's a very good chance it would be illegal to not provide a receipt of payment upon request. Most places require it.
