<< $170,000 to $200,000 canadian, so around 12 dollars American. ;)

($120,000 - $130,000 U.S.)
>>

More like US$110000-130000. But around here, houses like that are more like CAD$300000-500000. (US$195000-390000)

Somewhere near $450K depending on how mcuh land you had. The East Bay is slightly more affordable that most other areas near San Fransisco/San Jose.

I understand that it's all restored, but believe me. You'll have the itch to "upgrade" some stuff, just like a puter. We had no intentions of doing any to our (actually it's my bro's, but $15,000 of my inheritence is tied up in it) house when we bought it, but a new kitchen, bathroom, and $15,000 or so later. Let's just say Home Depot was like a second home for a while. :)

Either way. You'll enjoy it man.

BTW in my area. It could go for anywhere from a little less the what you paid to three times that. All within a 20 mile radius of my house. In Newport RI, where I live, we have HUD housing less then 5 miles from multi-million dollar mansions. So it's hard to say. Sounds like you got a good deal to me though.

I'm just happy you've got a place you like and that you can afford. Expect to pay 3 times what you did... minimum, just to get a basic 3bed/2bath.

Lots a variables to be considered but I would say $75-$90sq.ft. around here, so $112,000.00 -$144,000.00 based on 1600sq.ft. of heated space as I picture it according to you description. Market Analysis would be much more accurate though. Like they say it has lots to do with location:D

We sold our old house 2 years ago for 127,000 and it was about 1,400 SQ FT, 3 bedroom rambler, 7,700 Sq Ft lot. We paid 99 for it 4 years earlier.

Our new house is 2,500 SQ FT, 3 bed, loft, 2 1/2 bath ,2 car garage, 9,000 Sq FT lot and it was over 200K. So it looks like you got a nice deal compared to the house prices in the Seattle area.

Congrats too..
