IP Conflicts on wireless network

I get this message from time to time. I am using an open port on someone's WAN.

What exactly is causing this problem and how is it resolved? I am letting DHCP assign the adresses.
 
I would guess that their client is stupid and uses the last address it acquired when they turn it on, at that point their DHCP server has considered the address free and already given it out to you.
