Internet slow loading webpages--but speedtest/download speed excellent?

Hey guys,

So I've been having a bit of an issue with my internet. I have 100Mbps Cable through Spectrum with an Apple Airport Extreme Wireless router. I've reset and unplugged both several times.
Download speeds and SpeedTest results are excellent, I'm downloading on average files or STEAM games at about 15Mb/s or so, but strangely, whenever loading webpages it takes several seconds...as in 5-10 seconds to fully display a simple webpage.
It wasn't always like this either; pages used to load near instantly (as they should), but within the last week or so I've noticed this web page slow down.

It seems to be affecting all devices across the wireless network--when my wife and I load websites on our phone while connected to wifi it takes longer than it should, the ipad takes longer loading pages, as does her laptop. So it's not my system or my browser (of which I've tried several).
Thinking it must be the router, I've reset the unit to factory/default settings and updated to latest firmware, but problem persists.

Outside of Windows updates we haven't changed anything to the network, so I can't figure what else could be going on.
I've had a couple of people suggest messing with DNS settings, but I've never done that and would rather see what's recommended here first.

Any ideas would be much appreciated! :)
