What insurance do you have and what kind of coverage do U get? I need to compare.

I don't expect to have many ppl over. And most of them likely to be grownup. But I do agree it's low.

How much is the house you're buying for ??
I'm almost closing a house myelf and I need to find home insurance.
If $600 is all I'm looking at, I'd be happy with that.
I was thinking more like $1K/yr

$600 / year sounds cheap.

I suppose it all depends in what part of the country and communities you live in.

I found decent rates through American Express via Costco.

Housing insurance is very dependent on area, credit, your claims history and other factors. For example, my house in LA (the state, not L.A.) was $1300+/yr for $150K policy. Here in VA, more coverage $165K house and jumped liability WAY up is $576/yr (which is funny considering the OP's quote!) and they were apologizing for it.

To the OP,

I take it you have none of those items in the bottom list... if you get them, make sure to notify the insurance co. and up those coverages, or you'll be sorry if something happens.

I meant "friends", not those blood suckers.

What do you mean by "they were apologizing for it"? I am not sure your point in that sentense.

I'm in MD. If this of any help.

Very true. When's the last time you saw a 12yr old sue w/o the parent being there? Grownups are money hungry theives.

Seem like I have no choice here. Their exact word "It's included". To me it's just another way of saying "You are paying and their not a dam thing you can do about it".

They were apologizing it was so much because of where the house was located. I had to laugh. Their jaw dropped when I told them what the house in LA was costing me.

but then... 165K here = 1500sqft 3br, 2 1/2 bath, 2/3rd of an acre
back there... 105K (I gotta deal - really 150) = 2100sqft, 4 br, 2 bath, shed, barn and 15 acres
