They were asking $350k

We offered 300K

they said 344k
we then said 330k plus closing?


Wonder if they will take it or not.

We will see..

Time passes----3 months fast forward
We went back and offered 5k less then we did 3 months before.
When we put the first offer in on the house it had only been on the market for one week.
So yes he took 5k

Update: 325k is where it has landed they took the offer

I agree with JS80. Going from 300k to 330k showed that you were obviously lowballing them, and they caught your bluff.

IMO, I doubt they'll accept.

One of the guys at my company offered 60% of the asking price to some desperate seller.. The seller yelled and screamed at him.. Then.. one month later, he called and sold 55% of asking price. It's a buyer's market right now..

you can theorize all you want but the only people that know are the sellers and they're probably still deciding. Oh yeah, and you obviously were lowballing them w the 300 offer. The sellers probably privately told you to shove that offer up your ass.

I would have turned around with 310 personally but who knows the market sucks right now and you may still get it.

Not at all. Varies by market. I recently looked at a house two blocks from Harvard Square. I thought about it but knew there were going to be six other offers that day, all over asking.

How many days on the market has it been? What are comparables going for?

I'm going by Florida's housing market.. West coast.. The only people saying houses are worth anything near asking price are people trying to sell them. Drive through a newer neighborhood and 1/4 of the houses will have 'for sale' signs. Manatee County (my county) has something like 7000 residential homes listed for sale.. About 200 sold last month. Hrm..

It comes down to how the market is in your area. When the market was booming, you might have to compete against others the very first day a house went onto the market and pay over asking.

In a hot market like 2004, everyone was offering OVER the asking price. There would be people bidding 30 to 50% over the asking price in the San Francisco area and writing long essay begging the owner to sell to them and why they should be selling to them.

But in today's market, you would be stupid to pay anything close to asking price(unless your area is still a hot market).
