I need some advice on a piece of land....

I'm wanting to buy some land to build a house on. I'm wanting to move back to my hometown to be close to my parents and soon to be in-laws....but won't be moving for a few years. I'm wanting to secure this piece of property because it's a few miles from 2 major interstates and in between 3 decent-sized cities which would give me maximum coverage for job markets.

The neighborhood is approximately 8 years old and most of the houses are $250k-350k houses. These are Tennessee Prices....they would probably be $800k and up in California. Most dark brown/shale brick and over 2500 sq feet with garages nice lawns, sprinkler systems, etc...

My only problem is the particular plot. It's the last one in the subdivision for a reason. It's only got 63.5 feet of road coverage. This makes it difficult to build a house with curb appeal, but I think I can do it by building the house crossways. It opens up to 120 feet across after you move back in the plot. Here's a map. Tell me what you think....asking price is $22k for the land... Thanks for any opinions.

Oh hell ya. All you need to do is have a wicked wrought iron fence with climbing vines and intriquite brickwork overlooking a curved cobblestone driveway flanked by gorgeous gardens on either side leading up the the house.

The real problem is the restrictions you'll be under building in a subdivision. I imagine it would be an incredible hassle to find the compromise between what you want and what is allowed.

We'd love to build a house too, but lots are so expensive in Northern CA.

Agreed. Also, since you are not planning on building for a few years, you may want to look and see if there is a restriction on time to build. Usually there is a maximum time that the land can sit there without starting to build.

I wouldn't have a problem with building on the land in less than 5 years. It's just going to be a matter of tying up loose ends here and making the move....plus both of us kids need to finish our edumacations before we can relocate and find work up there.
 
Wow, that is an interesting plot. Too bad the 33 one on there isn't available as well so that you could combine them for a big lot.

You can design a house to accommodate a angle like that, I have seen them before. The house will be a little sideways, with an angled front. Then the driveway can run along the top of the lot.

BTW...if anyone has any good ideas of home/driveway placement, feel free to scribble on the jpg and give me an example. I'm going to be walking the property either Thursday or Friday when I'm up that way. It's hard to imagine how wide 63 feet is for me, but my current house has 75 feet of road coverage...I would definitely only have space fora driveway and a little patch of grass...the rest would be my neighbors' yards unless I could talk them into selling me a few feet on the lower end to increase the road frontage.
 
63' of road coverage is huge. 🙂

My lot is only 35' wide....its an old neighborhood.

Hmmm...just realized that my house turns 80 this year.... Happy Birthday to my house. lol
 
That is one deep lot! I think you have a lot of potential here without having to build an oddly shaped house. You can set the house back 200' from the main road, and still have it square on the property (if you want it that way). I think you should consider going with a big front lawn and a smaller back lawn, whihc will let you push the house back farther. It also keeps you off the road, which is never a bad thing.

Option for the driveway: run close along the back of lots 27-29. You can then plant a hedge row or something there that will shield you from the neighbors back yards. That way, you only have to look at lot 33. Of course, if lot 33 runs his driveway right along your line, he may do teh same thing to you.
