I have a realtor, but found a house 'for sale by owner'. What can I do?

Does anyone know If I 'have' to have my realtor do make the offer on the house, or can I do it myself. How would my realtor get paid?

Any help would be appreciate?

the answer is no unless you signed some exclusive agreement.

you can always go and make an offer yourself. if they have an agent that is working for them, then use theirs. you'll get a better price because that agent gets more for his/her work.

typically I've seen 6% to 15%.

Your realtor can write the offer for you, they would be acting as a buyer's broker unless they get the seller to list with them first, in which case they would be representing the seller as ususal. If acting as buyer's broker you would negotiate a fee to the realtor.

Or you could have your personal attorney write an offer to purchase. You would be responsible to pay the realtor or att'y if you use them to write an offer.

Realtors work for the seller, not the buyer. Because you have had someone showing you houses does not make him "your" realtor. You can buy what ever strikes your fanatsy from who ever is selling it.
