Any tips, info? Please don't tell me to get a agent. I can't afford giving up more than $10k (@ 4-5%?) for one.

it will probably take u longer..since you wont have other agents showing it or have it listed in their dtatbases...and if you work u are restricted to when u can show it...

how are you going to set the price, and get comps?

make sure u at least know what your doign with the paperwork.

If real estate is hot in your area, this can work. If the market is slow, you will probably be very disappointed. You get the "lookers", the bottom fishers, the con artists. In a slow market, a good agent (and only a few real estate agents are really good) will make all the difference.

If the market is pretty good, there is another option. When I sold my last house, I scheduled an open house and then called the local real estate companies and told them that they had a week before the open house to find me a buyer and I would give them 2.5% if they did. Several of them got offended and told me off but others brought buyers around and I sold if for the asking price in three days with no real effort on my part.

If you do sell it yourself make sure you have a good attorney that specializes in real estate. I bought the last house from a lawyer and then sold it to a judge. Without a good lawyer on my side it could have been a disaster since they both tried to play games on the deal.
 
If you're in a good market, it shouldn't be hard to do. You'll still need a lawyer, and I'm sure they could make sure you did the proper paperwork. If houses are selling really well in your area, I don't think it would be too hard to skip the realtor step. (what does the realtor do besides help set the price, show the house, and basically advertise for you?) Do the advertising yourself...
 
Why don't you do for sale by owner? They have an internet database and local directories setup for people to browse. And I don't think they are as expensive as RE agents.
 
When you're showing your house, bake cookies. Its a familiar smell that will make people feel like they are home...
 
You should pay the $300-500 to get listed in your local MLS. Shop around and make sure the service will list your home in the most appropriate local MLS. Make up some brochures on your home computer - be sure to indicate that you pay full commission (3%) to a buyer's agent. Consider putting a low-cost classified in your local paper. Throw up a FSBO (For Sale By Owner) sign in the front yard.

If you're lucky, some agent will bring you a buyer and you'll only be out 3%. If you're not, your house will sit on the market for a while w/ little activity... Make sure you're willing to wait until it sells.
 
You'd be surprised... Hypothetically, if you think you can get $100,000 selling the house by yourself, there is a good chance that listing it with an actual realtor would get you $105,000 - and be less work/hassle for you. Of course that all depends on the market, the neighborhood, and how realistically you price the property in the first place.

The big difference in getting a sale is all in having an MLS listing. Depending on where you live, there may be some alternatives to paying a normal full-comission broker. One is buyowner, there are a few others out there as well. Also some areas even have services that will let you JUST list your house in the MLS for a flat fee. My dad, for instance, is a realtor that offers a discounted comission structure - he will sell your house for as low as $3000 flat or 4.5% of the listing price, depending on the circumstances of the sale. (if other brokers and an MLS listing are involved, the fee is 4.5%... compared to a normal realtor who would charge you 6% or even 7% in some areas). <-- note that this is not a solicitation, as my dad could only help you out if you randomly happened to live in SW florida

Having said all that, it is certainly possible to sell your house by yourself - but there is some risk, at the very least you'll want to have a RE attorney to help you out with the closing contract etc. But you CAN save some money. However, just be prepared to deal with all kinds of BS.
