I can get a very good deal on a i7-870 and want to know how good the performance is and if its worth investing in ?

You could use anandtech bench to get an idea.
In general like gaming and video editing
Stock it will be a bit behind the current i3s in some single thread (most games), although the large amount of L3 can help offset the difference, but a decent bit ahead in multi thread (video editing). If you don't mind the power draw the 870 can be OCed quite a bit with a decent cooler.

if its a good deal and you can put it to good use, why not? overclock it for sure
who says youre going to need a high end board for it? read some reviews and find one that fits your needs. ill look around and see what can find.

Good deals can be flipped I guess. Chip is of more value to somebody who has a decent s1156 motherboard already I'd think.
I picked up an i7 920 + Intel board (no OC) + 6GB RAM + 9800GT 1GB for $140 a few weeks ago. How good is the deal you're getting?
There are some used and refurbished P55 motherboards on Amazon.
If you like tinkering it might be fun to assemble a system around, but if you just want it to work I'd strongly consider passing on the opportunity.
just have to wait and see what comes up, im waiting to find a decent cheap 1366 mobo to build a rig myself, just snag used stuff
I don't think you can buy a better chip at that price, though I'd consider running it stock if motherboards are prohibitively expensive.
I still use an 1156 i3 as an htpc, and I replaced the board once with a deal here at Anandtech, but I wouldn't even bother if this board went sour. Not only is getting motherboard tough, but you won't get some features that I would consider very important - like SATA 6gb/s and USB 3.0
