How would you deal with noisy landlord

Hey, I live in the basement of a house owned by a girl in her late 20s. She came from a basement too so before renting the place I thought that she would be understanding and know she's not alone in the world.

But that's not the case. She can play fetch with her dog at 2am, talk and play music loudly (loudly enough so I can hear most words and most songs) past midnight on a week day, droping heavy boxes on the floor above my room at 3:30am...those kind of things.

I already told her dozens of times and she come up with shitty comments and excuses (like yesterday at 12:40am : "Yeah my brother is here and I can't always do something about it"...) without ever apologizing to me, which IMO would be a minimum.

How would you deal with this knowing that you already told her too many times and she just don't give a shit...

BTW, I have a great card to play but don't know if I should play it now or wait. I called the city urbanism dep. and they told me that in the area we're in, it's not possible to have a house with a second appartment in the basement or elsewhere. So, I could get the basement appartment closed with just a call...but it's more like a last resort move...

This isn't a noisy neighbor, this is a noisy landlord. It's her house, if you don't like the situation you can leave.

Yes, I agree its inconsiderate but because its her place she can live pretty much however she wants. If she's living in a way that annoys tenants she'll just have trouble keeping anyone in the apartment.

That's part of the headache of renting.

Since she is the landlord, I think the only solution would be waiting until she plays fetch at 2 AM again. Then go upstairs and ask if she would like to play fetch with your stick. If she catches it, you both can make noise all night long and maybe, just maybe you can get free rent for a month.

I am just pointing out facts. If he came in saying 90% of what he said the responses he would get is "you can only move" (well except for sandeagle who is just a troll).

but no. the OP had to threaten to turn the landlord into the city and be a dick because he is not getting his way. thats what children do. he has shown he is NOT mature enough to have his own place.

To the OP: Like the others said, there's not much you can really do. I have no qualms about turning in your landlord honestly. She deserves no consideration if she chooses to act like an irresponsible asshole. If she wants to rent out her room, then she should be respectful towards the renter and at the very minimum keep the noise down.

i was in the same situation as the OP, use to feel like i lived under train tracks. i moved out after a couple of months, it was his place n he could live as he wanted, some people r jus assholes what can you do. i have since moved up in the world (2nd floor lol).

Not "getting his way?" The landlord CHOSE to rent her basement to him, meaning that she should abide by city tennant laws and regulations, especially regarding noise and/or zoning (which apparently she isn't/hasn't).

The easiest option is obviously to move, but just because it's her house doesn't necessarily mean that, should she choose to rent out her basement, she's allowed to do whatever she wants thereafter.

But, the few constructive comments i'll take note of them.

BTW, after 4 months of talking to her, some period weekly some monthly, about the noise she make (and FYI, it's not faint deft walking noise which are normal, it's BANGS and BOOMS, dog running around for minutes charging in walls and her bass shaking my dishes) and realising she doesn't give a shit...why would I give one myself?

Maybe i'm just immature and intolerant yeah...

This. I rent by basement to a guy and try to be quiet after about 10pm. Even though it's my house, he lives there too. I gave him a heads up when my dad and 3 brothers and 2 screaming children were going to be there for a week and it might be a bit noisy and told him to let me know if they got too noisy. It helps that he is just as considerate and I rarely hear any noise from him.

If she is not even willing to appologize I'd say move. There's not much else you can do. If you signed a lease and she complains about it, then you should talk to the city.

ATOT has unfortunately been like this for years. Which is why it's not even worth starting a serious thread hoping to get actual helpful responses here.

I wouldn't ever recommend it, but if I were in your situation, I likely wouldn't feel at all bad about mentioning her basement apartment to the city as I prepared to move out.
