If you are going through a realtor, they can probably find one. I know www.homes.com has a forclosure section.
So far no broker yet. Homes.com has 1 in the zip...hopefully there's more people than that around here that aren't paying their bills. :D

Check your local Sheriff's site since they are sold via Sheriff's Sales.

example from Cincinnati
Interesting, I never would have guessed.

Mortgage defaults reach an alltime high

In my area foreclosures are required to be advertised in the local newspaper, and they are posted up on a wall at the county courthouse.

Just check the proceedures in your area. The banks WANT you to be aware, they wanna sell 'em off as fast as possible.

drive around the neighorhoods that you would like to live in. you're gonna see a foreclosure sign at least once.

QFT.
Also, County recorder will have a listing of homes in default.

Check carefully though, there are times that you absorb the total cost of the default. I looked at several around where I am they all had additional costs on top of what you bid at.

Best place are realtors because they have access to MLS. Some realtors will allow you to do basic searches of MLS off of their website, but usually the search tools are pretty cumbersome.

HUD and VA have auctions on foreclosures. Check their web sites.

Call banks and ask them. Go to bankofamerica.com, go into their real estate section, and enter your zip code. They will give you a list of all of their bank owned properties in that area. They also have tools to find solds in your area to help you determine a decent market price (which will tell you how much of a discount you are getting).

Subscribe to a foreclosure listing service. All foreclosures are on county records, and for about $75 you can get a list that somebody has compiled of all the REOs in the area.

Went to KTVU.com
Followed a link on the front page to 56,241 listings of foreclosure properties.

First one was a condo in Tracy for 129K.
