Lets say you own a small hill (about 6 acres) and you want to flatten the top of it to build a home. How much would it cost to flatten the top of the hill and how can it be done?

You would hire someone with a Bulldozer. If it's somethign relatively simple like leveling a a space for a home I would find a local person to do it.

My cousin is a school teacher but does that sort of thing from time to time on the weekends. If he needs more than a small tractor or a backhoe he'll go rent it for the day. He also charges half to two-thirds what a professional would cost.

Hmm.. Why if the place is rocky? Would you need someone who could dynamite the place to level it? Wonder how much it will cost.

If it's dirt with some huge boulders you may need someone with an excavator or backhoe as well to clear the rocks. If the ground is solid rock under the topsoil I think they would use a drill to go through it.

A house should be under a hundred feet in both directions. I don't imagine it would cost much to level off. Now putting in a well or a septic system on the other hand....

Rocks are a can of worms. I think that's the reason so many homes down south, and out west, don't have basements. Hmmm, come to think of it, my in-laws are on the slope of a hill, which is FULL of rocks. They do have a full basement with 8' ceiling, so it's certainly possible. Their landscaping is a bitch, because the builder trucked in only enough topsoil to have a 2-3" layer over the rocks. If you try to dig at all... GOOD LUCK!

I'd worry more about water. Do you know if the site can get water via well, or other means?

Yeah, it would have to be well water.

I'm thinking about a nice home, at least 2500 sqft (two stories if necessary, but one story preferred) with well for around $200K. Is that possible or am I way off.
