how much rent should i charge?

i'm charging 650 for her own room+bath. utilities included. he will share a room with her

whatever 1 more person's share of the rent would be, i.e. 1/3 if there's 3 of you.

Maybe minus a little bit since they'd be sharing a room...but he's still gonna use utilities, etc.

WTF? Since they are sharing a room, the both of them should pay $650. Utilities, trash, etc. on the other hand should be evenly split.

wow... 30-50? i was thinking more like 20%....

they are staying here long term, although they did talk about potential marriage

That's stupid. Rent increase is a definite. The utilities will go up, and you will have to deal with an extra person in the place. It's annoying to deal with an extra person.

That's dumb - he's also going to be using other stuff, like common space such as the kitchen or den. I agree on even splitting of utilities though.

There should be an overall increase in rent and then let them figure out how to pay it - such as bumping up the rent $200 (or some other less arbitrary number) for the roommates and let them decide how to split it.

I agree with this. She still has 1 room, but there's an extra person roaming around now. Using the kitchen and common areas. This extra person might also have visitors and take up space in common areas (furniture) and food in frig.

Or more depending on how disruptive you think the arrangement might be for you.

theirPayment = x * (total mortgage or rent payment);
theirPayment += (total utilities * (2/3));

If he is the landlord he is entitled to a profit.

Having 2 others live with me would be a bit much.

Also what should happen is the current roomie is responsible for 100% of the pairs rent. I have seen it happen where a couple breaks up and the left over tenant feels they should still only pay their 'shared' portion.

And toilet paper. Ugh... that was the worst part I remember about having a room mate. I think he used an entire roll every time he took a dump. Better than having him smell like poo from not wiping thoroughly, but damn. I think we went through a dozen rolls every week between the two of us, with him using 8-9 of the rolls.
