How much for a NEW simple 2 bedroom house with 1 car garage?

I recently learned that buying our first home is within reach in a few years after I pay down some debt including our new car. I'm hoping to find a simple 1 level home, around $130,000, with single car garage. I've seen several cookie cutter houses in the Portland area and that's something we'd be looking for. Since this is only a starter home, we'll probably get a 5 year ARM then either buy another house or refi after 5 years.

How much would such a house cost?

We're looking at houses in East & West Portland, here are some home builders but most of these houses are $150k+ and aren't what I'd call the "cookie cutter starter home" kinds of houses.
 
If you can aquire the property for cheap, you can actually save money building the house from the ground up and finishing things (garage, basement, attic) later on when you have more money.

In some places it's not the house that's worth a lot of money, it's the property.

Damn, living in LA reall is expensive😛 A house here for 150k puts you out about 70-80 miles from the beach unless you want to live in the ghetto.

You are looking for a ranch or a cape cod. Cape cod is going to be more expensive because they typically aren't a "box".

My uncle did this and made the barebones for a livable home to start. Then finshed the basement and land later on. They bought somewhere near two acres tall grass off a road, cleared it out enough to build the house.
 
geez, its expensive to live out there. My house(well my parents, I don't live there anymore) I believe goes for around 120 or 130, and its a 2 level, 4 bedroom.

I want a cookie cutter box, they all look the same ... I want it because it's 1) cheap and 2) brand new, that's all I really care about right now.

Maybe I should bite the bullet and spend more like $150k 🙁

It's not exactly new and you'll need armed guards, but it can be yours for only $139,000 (986 sq. ft. / 0.11 acre(s).

Whew... homes are relatively expensive in Portland right now, RossMAN. And what a home will cost 3-4 years from now is anyone's guess. More would be the reasonable answer, as home values tend to go up much more than they go down, especially in the last 20 years. To get a deal in that price range right now and still get a good quality house, your best bets would be either in North Portland or Vancouver, WA. If you're really looking for a new house, then the Orchards area of Vancouver probably still has some deals like that. If you work eastside, then the commute on the 205 wouldn't be too bad either.
If you're really serious about buying, find a good good buyer's agent and have him/her do the work for you. If you're still in the "considering" mode, then check out the Portland area Residential Multiple Listing Service. There you can search listings by area, price range, etc.

I don't know about Portland, but in my hometown (Santa Cruz, CA) you couldn't buy such a house (there is almost NO new construction in santa cruz county, they're very anti-growth)

And even if you could or if you bought a non-new house, it'd cost you $500,000.

I live in a split level, and I actually kind of like it. They are VERY nice when you move in and out of the house. Not that it's a big deal, but it is something to think about. They have bascially short, and straight stair cases to get to where you want to go to with appliances and big bulky things like entertainment systems and matresses and what not. Just walk in the door and walk down to the basement, or walk upstairs to get to the kitchen. Straight shot either way. No staircases with a nasty turn in them that is impossible to big things up and down.

This $127,900 home is sort of what we're looking for. Except this is a little larger which is fine but it's in Vancouver, WA instead of Portland, OR (will have to look at tax differences between living in Vancouver and Portland and working in Portland, NetworkDad are you reading this???).

The house I'm looking for is slightly smaller, not as tall but it does have the garage up front with the house more in the back.

RossMAN you need to look into a Ranch style home...also a modular home to save you money on construction costs

Ross, I looked through the selection, and all I can say is "STOP WHINING!"😉

Homes here in bum fscked illinois are 20% higher, at least. I WISH home and land prices were that cheap here.
