How much does a real-state agent make?

My friend is just starting out. I'm simply curious how much he makes. I know it's 80% sales or something.

Roughly what are we looking at? I assume 30Ks for the industry standard?

all depends on how expensive the houses are he's selling, and how much he sells...it's all dependant on him and what's being sold in that area...no way to give an estimate without a lot more info, really

My friend made $45,000 last year right when he started. He used his 1998 Accord V6 no leather for his first year.

Now (1 year later):

He bought his own townhouse and has a 1998 GS400.

they get from 2.5% to 7% commission, i think

if they have zero deals, they get $0

if they have $1,000,000 in sales, then they get $25,000 to $70,000

Yeah - my uncle visited us for 2 weeks last month. He's an agent in CA. Told me at one point he _closed_ 4 deals over the phone since he left. On another day he told me the average selling price out there was $600k. Call it 1.5% to 3% (36k to 72k) of 2.4M in those TWO WEEKS while he WASN"T THERE!

He's been doing it forever though - in his 60's now & he has his own agency & crazy numbers of rentals.

but what if they work for a real state company, do they get less? The real state company has to get something out of it also correct?

how does one get into real estate? i knwo it requires a liscence, but what does this require.. classes? schooling? reading a brochure? i kinda want to do it on the side as i'm working 40 hours a week.. then maybe if i can actually make a living off it, stick to that full time..

also, what kinda work does it require? i hear it's a lot of paperwork? it isn't just showing houses and trying to sell it right? what kinda skills are important in selling a house? i don't have to act like a used car salesmen do i?

All you need to do is take a week long class and pass a test. The barriers of entry are low, which is why so many people are jumping into the business with the idea they are going to get rich.

well I've always been good with people and sales. And I have some contacts in the biz...

hmmm.

Just don't know if I could be the sleazy, pushy real estate guy...you know...the successful ones.

yup, my wife lost ~6k over the course of a year, this area had a flood of new real estate agents, none of them lasted a year, we held out longer than most hoping that the local brokers would put an end to the influx of new agents until we figured out how brokers actually make thier money. 🙁
