How long is the 65 nm, LGA775 going to last?

I really need a new game rig and I am starting to spec out parts and I really like the Core2Duos. I DON'T want to spend a ton of money on the CPU so I can spend my budget on better components (case, PSU, faster drives, etc..). So I am thinking an O.C.'d 6400 will be good for now and when prices drop on the new stuff I will upgrade.

Which brings me to my question ... how long do you think the 65 nm, LGA775 is going to last?

I don't want to spend the money on a new system and then find out upgrading in the next year or so will require a different motherboard and CPU fitting.

Socket 775 will probably stay for a while, but you can never be sure how long chipsets will continue to work for.
There are rumours that 45nm Penryn etc will work in current 775 mobos, but no one is certain yet.
