My wife and I are currently in negotiations on a house. The warranty is $400, but I believe all appliances should already have manufacturer's warranties.
How important is it to have a 1-year warranty on a 2-year old house?
Our current house that we bought 2-years ago was sold to us AS-IS, no warranty. Our house is 28-years old. I have had to do little things like clean out the A/C drain tube and fix the heater exhaust vent, but other than that, it has been pretty much no big deal to own.
The sellers were selling the house for $144,900 and then dropped asking price to $139,900. We offered $130k which was pretty much all we wanted to pay. They countered with $135,500. Supposedly the house appraised for $141,900. What does the typical house sell for in relation to appraised value? The house itself is not our taste or style, but it seems to be a good value in a good location. This is my first home purchase, so I'm really quite new at this.
