UPDATE: round 2!

Hey I recognize this feeling - I kinda want to throw up again. A fantastic house came on the market yesterday and we jumped on it. It was priced quite low for the value, and I love the house, so we came in at $10K over asking (listed $240K, offer at $250K).

My realtor heard from the listing agent that we are the high offer out of 4 total - in the first day! The agent "liked our offer" so hopefully the seller signs off and I can relax. The offer has a deadline of 2 PM (mst) today so I'm sitting here filled with butterflies.

After a long, nervous day yesterday I decided to put an offer on a house. The offer went in early this morning and they have until 5 PM to accept or counter. We're expecting a counter.

Today is the longest day ever.

Oh and I'm a first-time buyer and I feel like I'm going to throw up at the amount of money being exchanged.

Is this a short sale or a normal sale? Mine, which was a short sale, took something like four months.

Not a short sale. Seller is an investor so they're looking to close by the end of the month.

That's pretty much a best case scenario then. He wants to get rid of it, has no emotional attachment, and doesn't rely on it for anything; and you want to take it off their hands.

Good luck with the negotiations. :)

I hear ya. We just had our offer accpeted yesterday. Also first time home buyers.

I know the feeling. I'm in the process of buying a place right now, been under contract for about ten days and should close @ the end of March. Exciting but a crazy amount of paperwork.

Nice. I'm a little worried about the inspection because it's a historic old house. On one hand you'd think that it's been standing for a hundred years, it probably isn't going anywhere. On the other you never know if you're the sucker that owns the place when it goes :p.

We bought a new construction home 8 months ago. It was fairly hard waiting while it was being built. Then once it was done we had to wait over a month for the county to process the paperwork since we lost almost 2 weeks to all the damn snow we got around DC.

It's very hard waiting to move into your house when you can see it and know it's done and just waiting for some freaking stamp.

We're gearing up to buy a house in about 2 years if all goes well. Not really looking forward to the process, though it will be amazingly awesome when it's all complete.

Just casually looking at houses now is overwhelming. I can't imagine what it will be like when we actually start looking.

What's not to look forward to? It's fun as long as you have a good Realtor and have a positive attitude. Then you get to shop for furniture, think about projects, and all that. All good stuff.

I've had my building contract signed since October. Took 8 weeks for the permits to go through. By then the weather turned to crap and never let up enough to get a foundation started. It's *FINALLY* starting to warm up but now it's starting to get into the raining spring and posing more troubles getting a foundation in.

I'm just ready to get a freaking hole dug and this thing started!

All very true, but all that happens after you close. ;) lol

It will just be stressful, I think. The sheer number of houses that we like in the Portland area is overwhelming, and we're just casually browsing. It will be fun, but the waiting game will be killer.

Update:

List price on the house was $290,000. The house was still under rehab/renovation and the seller was planning to add a garage. We offered $265,000 and told them no garage. They just countered $282,000. My ceiling on this property is $275,000 so that will be our final offer. Should hear back in a bit.

This one was built in 1900 :eek:
Fortunately it was completely redone in 2005, siding, wiring , new kitchen, bathrooms, reinforced supports, new metal roof... whole 9 yards
Inspector didn't find anything of note
