homeowners - ideas about a water problem??

we have(had) excellent pressure in our house. I never feared running the washer and taking a shower at the same time... until recently.

we were getting estimates for a new sprinkler system when the guy told us our pressure at the rear outside faucet was 124psi! when we moved in 2.5 yrs ago i dialed the pressure regulator to 80.

i went to turn down the pressure while my wife checked the pressure gauge - i turned it many times counter-clockwise and she said it barely fluctuated. i turned it all the way clockwise and the same thing.

the funny thing is, only the initial pressure is high - as soon as i turn on a device, such as an impact yard sprinkler, it shoots out strong then immediately the pressure dies down - it's not even strong enough to rotate the sprinkler head.

our community did recently open a new water tower in the neighborhood. i spoke to a neighbor across the street who told me that they had very recently had to replace their pressure regulator.

i wonder if my problem is the regulator and was damaged by the new influx of pressure? i saw a tag on the regulator which states 25-75 - i wonder if that's the rated pressure it can sustain?

also, i had a water softener installed about 4 months ago, but this problem only has come up in the past 3 weeks or so - i don't think this is the problem because the water softener only controls water inside the house, it wouldn't affect the sprinklers.

I wish i had that kind of water pressure, mine is at 32psi and hate it. Now my moms house in college station texas has the highest water pressure i have ever seen. for fun i bought one of those hose nozzels that looks like a small fire dept nozzel at home depot and i swear it was shooting water 75 yards. i brought the nozzel home and im lucky to get 30 feet.
 
Two possibilties,the excessive pressure has damaged the diaphram inside the regulator or sediment build up is causing it to stick,if possible,shut off your water,remove the regulator and clean the internals,if not then replace it.
 
i was thinking regulator too.

you could call the utility and get their opinion... they would know if there were any other possible problems.

i would agree. the excessive pressure is bad.. very stressful on any internal parts along the lines.
