Home question - inspectors for final walkthrough?

I finally got a closing date set - w00t!

I need to schedule a final walk through, is an inspector a good idea?

It's a new build and I did inspect it in when it was 4/5 ways done

I'd probably bring an inspector along just in case. far easier to spend the couple hundred bucks now to find any issues while you still have the leverage to say "no i'm not closing until these are resolved" than to close the house and find an issue. what's a couple hundred bucks for peace of mind and documentation stating issues before the close date?

Yep, electrical/plumbing/floors/roof have 10 year warranties, appliances 2

I concur. But I would schedule it prior to the final walkthru. If there are significant issues, your lawyer is going to need some time to negotiate terms for the closing.

I purchased new and had the inspection done a couple of weeks prior. Small stuff we negotiated needed to be competed prior to closing while bigger issues we negotiated hold-backs and if the work was not completed in a particular number of days after closing, the developer agreed to reimbursement me for me to hire someone to perform the work.

OP - you already hired/paid for inspection before all the work was completed?

Passing an inspection should always be a contigency in writing before having to buy a house. New or not.

I would get an inspector. If he finds anything wrong, it can be fixed before you move in. The saved aggravation is well worth it in my opinion.

they can find a lot of things you may miss yourself... they check for house amperage & faults, they check the number of roofs laid, leaks obviously, they check COs for extra builds, etc. We actually just left it up to him to find everything. I don't know how far you went already.

It passed our initial inspection but there's some extra work that needed to be done (appliances, boiler installation).

You guys are right, an inspector makes sense, thanks!
