I am selling a mobile home. Price is 12k cash. The people who want to buy it want to pay between 4-6k today, and then the remaining balance by Tuesday-Wednesday of next week.

I am not sure whether they want to start moving in or not after the down payment but if they do I need to type something up that will protect myself (from them not paying the final amount or simply being shady) and protect the buyers as well.

Any suggestions?

I don't have experience with mobile homes, but most real estate deals do not allow one to move in before final payment unless you are financing them.


Once someone is in the property it may be hard to collect or prove the 4-6k payment was not payment in full.

alkemyst- mobile homes are considered pretty much considered the same as automobiles in Alaska. And yeah, you have a point there about them trying to claim that the 4-6 k was the full amount.

What would you all suggest doing? If they gave you a substantial down payment would you let them move in? Or would you only take the money as a hold? I know if I do let them move in I won't sign over the title until they provide the remaining balance.

That's my point though....even homes where you have more rights in a way, it's even more risky to let someone move in without getting the full amount.

if you trust the people I wouldn't worry about it, still I would say move in day can be when final payment is made.
