Having trouble overclocking MSI Geforce GTX 770 Lightning

What's up guys,
so I recently bought the msi gtx 770 lightning and have actually been sort of upset over the performance, I'm having trouble running AC Black Flag on Ultra on 1080p, which I don't really think should be a problem for it. Even Hitman Absolution which isn't that much of a graphically demanding game these days can't run on ultra with a solid 60 fps.
So anyway, I've never over clocked before but I downloaded MSI Afterburner to give it a go. After watching a few youtube videos, it really didn't look all that tough. However, I can't move the core voltage above +12, and can't really move the memory or core clock without my games crashing. I edited the CFG file to allow 'unofficial overclocking' but it didn't actually change anything in the program. Does anyone here know anything about the program, or have any suggestions?
 
If you want to adjust voltage you need to flip the bios switch to the other position (ln2 bios).

Nvidia has neutered Kepler and forced voltages to be locked, I can't recall if the lightning can even have it's voltage altered. The 680 lightning came out unlocked but nv forced them to lock the lightning within a couple months. Most except maybe the 780 classified and possibly lightning are completely neutered but those 2 might have a bit of leeway.
