Have you refinanced lately?

With rates at record lows (according to Bankrate's weekly survey, rates went lower again this last week) have you taken the opportunity to refinance?

I bought my new house back in January at 6.5% on a 30 year note. Been trying to refi, but am being told I need to be in the house for 11 months. Does that sound right to anyone? Also my high LTV is not helping much either. I'm going to keep trying as someone out there has to have a program that can benefit me.

Your credit is that bad that you can't get a mortgage?
 
Unfortunately no... 🙁

I'd like to get out from under these 10% and 15% mortgages but, sadly, my credit's not good enough.

I'm hanging @ 5 7/8, @ the rate I'm paying my place off, the costs of refinancing don't make any sense...

now if they drop another whole point...
 
We started out when interest rates were at 18% back in the Jimmy Carter years. Fortunately, we were able to get a land contract at 10% for a few years to get us on our feet. Many refinances later we recently got 4.75% with no points for 15 years. That's freakin' free money!

I don't think we'll ever see it this low again. The DOW just passed 9,000... I think we're on our way again!
