Grass species that can survive 105 Fahrenheit hot summer and 50 Fahrenheit cold winter?

In southern California?

I tried Ryegrass and they die in hot summer, I tried Bermuda and they die or go dormant in cold winter.

I would like the grass types/species that can spread.

Well, I prefer growing from seeds. :)

And I don't want crap grass like Bahia or Crabgrass.

We've plumbed the depths of my knowledge on the subject. I know about Astroturf, and that other crap you have to mow.

Astroturf is way beyond the budget.

Actually I was thinking whether replacing the grass with a wooden deck

or even wood chips (at least a portion of it) will be a better option.

It's really a headache to maintain the yard.:(

I ripped out my entire front lawn and went with drought tolerant plants, drip watering, weed guard, and wood chips. Tossed in a few big boulders here and there. Looks great, I have to prune once or twice a year, use almost no water. The best part is I never have to push a mower around.
