Government Grants??

Has anyone here gotten one? Or tried using the grant programs that are all over the net, like Mathew Lesko and such? My GF is looking at getting her 1st house but doesn't have enough money to make the 5% downpayment, but there are supposedly private and government grants to help with stuff like this.

I'm just trying to finds info on them.

A coworker at my old job got into a subsidized home ownership program with her husband, for new housing built in one of the bad parts of Seattle. Aside from applying, attending meetings, and other hoops they also had to agree to live in the house a certain number of years before selling it.

For state & federal programs I'd guess that those are common requirements:
- less desirable locations
- income caps
- must occupy for x years before selling
