Goverment grant for new home buyers?

well there are a few. There are local and federal grants.

If you do not mind buying in a small town Urban development will give you a loan with LOW interest and no down payment (sister did this has a 1% loan). do a little looking and you can find some nice grants (if you fall in the income levels)

Check out hud.gov and then goto your state's housing program. I got with my state's housing program and was able to get a $3500 grant and a 4.99% 30-year fixed mortgage.
 
IF you're in a ruraL area,
you might be able to get a mortgage at below market rate through the
Farmer's Home Administration = the other FHA, which most people & even lots of real estate peeps don't know about.

But it's got to be in a rural area.
