I'm looking for a new apartment tomorrow closer to the UTK campus. I was just wondering what some good questions to ask were. This is the first time I'm hunting on my own and I don't really have any clue what to ask besides the basics such as included utilities, rules about pets, etc...any advice would be greatly appreciated. TIA.

ask about what they use for phone/cable service. if they're going with a no-name provider they're getting a kickback, the service may be expensive, and it also may be really poor.

ideally you would see the exact apartment you'd be renting. seeing a 'show model' can end up in you not getting what you thought you were.

* Crime statistics for the area and the apartment complex.
* Any problems with pests/cockroaches/mice/etc? If so, how often do they spray the baseboards, etc?
* Central A/C?
* Length of lease. Any early termination clause? What's the penalty?
* Any problems with noise? I used to live in this apt complex that had extremely thin walls. When my neighbors played their stereo at a moderate level, it was still very bothersome. And I've had people file complaints against me also.
* What's the demographics of the tenants? Professionals/senior citizen/thugs?
* Parking?
* Any organized activities or social gathering for the tenants once in a while?
* Other amenities: gymn, tennis, swimming pool, videos, barbeque grills, etc.
* If internet access is important to you, ask about availability of cable or DSL.
* How much can you expect to pay per month for utilities?
* Do they accept delivery of packages on your behalf? Some places make you go to the Post Office or UPS/FedEx to pickup your packages.
* Is there an apt manager or maintenance people living on the premises? How long does it take to get maintenance if you have a problem?
* Washer/dryer hookups or laundry facilities? Fully-equipped kitchen with fridge, dishwasher?
