I work for a boiler repair company, big stuff mostly 100 HP+, but as stated above thats your circ pump and its the mechanical seal thats bad I would imagine. Its usually not something that goes bad all at once so it was probably leaking for a while.
 
ouch!!!
I just had a part go bad in a furnace last week.. (ironically, 1 hour after I posted that the only thing that could be bad about renting a house is if the furnace had a problem.) Didn't take long to realize that it would be cheaper to just buy 2 parts and replace them both than to have someone come and install just one part (I narrowed it down to 2 parts.)
