Told our realtor last Friday to draw up the contract for the purchase agreement..
"sure, I'll do it first thing Mon morning"

wait for the call... wait for the call...

Call Tuesday, wondering what's up. "Oh, I finished it late yesterday. I had another purchase offer I had to do in the morning. I was going to call you before I left last night, but had some errands to run"

Grrr...

Sign the purchase agreement Tuesday afternoon.

It's Thursday, so I call to find out if anything has been heard back yet.

"I told the other realtor (the seller's realtor" about it.. he hasn't picked it up yet, but is going to pick it up this afternoon."

"Does the bank (foreclosed property) know we put in an offer?"

"Yes, I believe he told them. He just needs the paperwork now."

I'm irritated, so I call the bank... get bounced from division to division, and to some moron in India who can't speak English. Finally got a hold of the person in charge of that property.

Nope. She hasn't heard anything about it yet. So much for good communication.
I wonder if these people have ever heard of fax machines?

Purchase offer contract expires tomorrow, and the bank in St Louis doesn't know about it yet..
GRR!! (well, they know now that I made an offer, just not the details)

time for a different realtor I'd say.


this one doesn't appear to be worth 3%.

I would be concerned because you wrote the contract to give the seller 5 days to consider and in the end they will only have 1 day at the max. Well, I suspect that the seller will accept, and in the end this won't matter, BUT you might want to discuss this series of delays with your realtor to let them know that you are upset by this, and that you do not want any future delays.

Are you trying to get done by a specific closing date or do you have some flexibility?

Wife and I are waiting through tomorrow.
She's slow, but the listing realtor is a clown.

He listed the property wrong for an auction, giving the living space of the home as just the downstairs square footage... (idiot)
No wonder they didn't receive any bids.

Then, on another property we were looking at, he had two parcels of land listed for the property (on the tax map)...
But, they weren't connected?!

I studied the tax map that our realtor gave us, showing the boundaries of the land... she had gotten it from him.
Within a minute I pointed out that the two pieces add up to more than the total acreage. And they didn't add up to the proper road frontage.
But, if you used the two adjacent parcels, the ones that had a continuous fence enclosing them both, everything added up correctly.

I can't believe the listing realtor didn't realize his mistake! (someone typed a 1 instead of a 4 at some point) We emailed him to verify it and never heard a thing back.
It's unfortunate that he has the listing of every one of the properties we were interested in. But, at least we know to use our own realtor, since he's supposed to be working on behalf of the seller.

But, now, we may have to find a new realtor for ourselves tomorrow. Yet, it's hard to know if she's to blame. Nonetheless, if I had received a purchase offer and the listing realtor needed to pick it up, I wouldn't wait 2 days for him... I'd be on the phone with his agency demanding action.

Oh, and the listing agent - we sent him email a while back..... it took him 4 or 5 days before he responded... GRRRR I hate people who don't do their jobs.

I hate dealing with realtor too. I bought my condo without a realtor, and I was looking for a land awhile ago, as luck would have it, it was listed by the same realtor that I was using to find a condo but didn't find me anything. So I felt bad so I used him as my buyer agent for the land. I never heard anything from him after I signed the offer. I found out later on that the land didn't pass perc test so it was off the market. He could at least give me a call! anyway, I am thinking about becoming a realtor myself, seems like it's an easy job, and I can do a lot better job than 99% of the other realtor that I've dealt with in my area.

perc test.. there's a test I'm not looking forward to.... The place we put the purchase offer on needs a new septic system.
Most likely it won't be too big of a deal, but you never know what you'll run into.

The current septic is functional, but seriously compromised from tree roots (wtf was someone thinking when they planted a willow tree??)
And, removing the stump to keep the tree from growing back (it's already huge again - 15 feet, cut down to the stump 2 years ago) is going to be a hassle because they planted it right between the septic and underground phone cables - we can't just pull the stump out or it'll destroy the phone cables (big cables, not just for the house)

But, once the phone company comes along and marks the line, assuming they'll let us dig it up carefully (temporarily), all should go well.
