Ummmmm.....Hmmmmm.....that's a tough one....could it be you mucman? No it could'nt be!:) I wonder how many people know what a newf is!!! Hehe!

Nice townhouse Sealy!

I just closed on my first townhouse last month, and trust me on this one... you'll LOVE it!

I wouldn't worry too much about the special assessment. They come up every now and then to pay off big projects in the complex. I'm currently paying a special assessment to get my roof done. :)

Enjoy your new home, and be sure to take pics once you move in and get settled!

Thank you! I plan on enjoying my home! We definitely will be taking before and after shots, which I will post for all to see! :D

Do not get one near the oceans........ soon as the yet undetected effects of my gravitational field begins to affect the ebb and flow of the tides anything on the coasts will be destroyed.
As it stands now, 1/4 of the properties along the ocean get removed by mother nature during just one generation. There was a great show on PBS about 2 months ago full of information regarding ocean properties.

Although Port Moody gives the illusion that it is on an Ocean it is actually only partly on an inlet which yes is Ocean, but not the open Ocean! My T/H is not right directly on the inlet, infact you can't even see it where I am. I'm not too worried about being washed out into sea!:D Thanks for the warning though!

I'll throw in my take on realtors in general. Town houses around here on Long Island run $250k+ anyway... so we opted to buy a house instead. At first, we went with a realtor to look around. We could get nothing even decent between $275k-$300k. We gave up with her after 2 weeks because she was showing us crap and new houses to market get bought within days because of MLS (the multiple listings service).

We found a for-sale-by-owner... instantly cutting off a potential 6% commission for the realtor that is usually passed on to the buyer by the seller's price. In my opinion, we get the house for the actual value of the house. True it's more of a hassle for legalities, but you're not paying an inflated price because of the realtor's commission. We're less than 2 months from closing on that house we found for-sale-by-owner.

As an example, during those 2 weeks, we were looking in papers for private sale homes. $319k house... couldn't sell it for 5 weeks, so he enlisted a real estate agency to help him. Guess what the new price was? $369k. Hell, we saw the house and it wasn't worth $300k. I swear.

Just some recent personal experience for you to chew on about realtors. When I emailed my realtor about not going with her anymore, she completely understood.

congrats Sealy. I was looking for a townhome last summer to get an idea of housing prices...but unfortunately the prices are just ridiculous in Denver and I can't see myself affording one on my own. Glad to see thats not the case in your situation :)
