I'm giving myself a goal of 1 year to be in the position of buying a house. I live in So Cal where the prices are insane, anyone have links or general tips?

I know RL people in real estate and loans, but I'm always willing to read up on things as well. Much appreciated.

there are first time homebuyer grants out there. sometimes they'll pay as much as the 20% down. fanny mae does it and a few other corporations, too.
