Super excited, closing on my first home this week. 4 BR 3 full bath, 40' inground pool, well, sprinkler system. Got a fantastic rate of 3.75 on a 30 year. Wish me luck!

and 3.75% 30yr is amazing.
reminds me to refi my 3.99% 10yr that i got 2yrs ago.

That's such an awesome rate. How much did you have to put down to get it?

Just 20%. It's a special first-time homebuyer rate that TD Bank gives through an organization in my area. It's not easy to qualify for though, they really put me through the paces. Like the processor said, it's big-risk small-reward for them, so they are very strict.

Nice rate on the 30yr. Ours was almost double that before we refinanced twice.

Congrats!

Hope you use the pool more than we use ours. I spend more time taking care of it than I do using it. Next house will NOT have a pool. We just don't use it enough to make it worthwhile.

Congrats! I bought my 1st property in June. It's a 3 bed, 2 bath condo in move in ready condition. I like it. I have laminate floor for the entire place except tiles in the bathrooms. The place is very cool during summer time.

Our economy must've gotten worst or you have a perfect credit score 'cause I have 800+ credit score and was only able to get 4.75% 30 year fixed with 150K down.

Congrats. We sold our first, moved, and are renting while we look for a second. I really did forget how much I hated the mortgage documentation process :)

Great rate, but beware TD Bank's service. Best case, they sell your loan, but stay on them to make sure they hit the closing date. I was a customer from Commerce Bank, who they bought for their mid-atlantic presence and customer service - they have promptly ignored everything that Commerce used to do for the most part.

I had a friend who recently refinanced with TD, and they almost botched it. He got double-charged for taxes, though, because the loan officer was too lazy to pull up the most recent disbursement and realize that the county had already been paid out of escrow on the existing loan. Just one example there. Just stay on top of them and make sure their process is going on schedule. Call often.

Great rate though. I'd probably gamble on TD for that rate if I thought they would sell the loan servicing.

My parents had a pool out the house I grew up in. It was great when I was younger. We used it every weekend during the summer. I would also have parties and have friends over.

Once I got to about 12 years old, the pool got used once or twice a year at most. My dad was really happy when we moved and he didn't have to maintain the pool anymore.
