Fan Control: ASUS P8Z68-V LE

Alright, this has me stumped but I'll have a go.

I have an ASUS P8Z68-V LE motherboardand if I plug 3-pin fans into the motherboard CASE FAN headers, I can use ASUS AI Suite II to control the fans but they have to run at a minimum of 40% fan speed. (CPU FAN header can only control 4-pin fans apparently. Tested it with 3-pin fans and couldn't control them with AI Suite II)

I'm going to suggest that I won't be able to do anything with 3-pin fans and the CPU FAN header so I'm going up on that. (No, different fans are not an option :))

I tried my old favourite piece of software, Speedfan. Much to my dismay I could not get it to control the fan speeds at all. It picked up the sensors correctly but alas no control over fan speeds.

Any ideas to get full custom control over my fan speeds whilst they are connected to the motherboard? I have myself a fan controller which is great for the non-automatic stuff but I'd at least like to automate one fan under my terms, not AI Suite's restrictiveness.
