fair housing?

if i owned a condo and wanted to rent out a room, how much could i bend the fair housing laws? assume i lived in the same unit - for example, i occupied the master bedroom and was placing an ad for a second bedroom. i would like to think i had a choice what kind of roommate i wanted, since i might know what religion or nationalities i'd get along better with.

anyone familiar with equal opportunity housing?
 
Make rules and guidelines that do not outline any gender creed or whatnot and hope that anyone who follows those guidelines is worth living with and paying you.

so if i wanted a female roommate, i could outline 'must not pee standing up' or something? 🙂
 
You don't have to rent out a room in your condo to someone that doesn't meet your requirements. They will be in your house with you so you can be as discriminating as you like.
