fair housing?

if i owned a condo and wanted to rent out a room, how much could i bend the fair housing laws? assume i lived in the same unit - for example, i occupied the master bedroom and was placing an ad for a second bedroom. i would like to think i had a choice what kind of roommate i wanted, since i might know what religion or nationalities i'd get along better with.

anyone familiar with equal opportunity housing?

You might want to really do your research. The laws are fairly strict.

They would essentially be your roommate, you can restrict it however you want.

You don't have to rent out a room in your condo to someone that doesn't meet your requirements. They will be in your house with you so you can be as discriminating as you like.

but if I had him/her sign a lease, wouldnt that essentially make me a landlord and subject me to the rules that they have to follow?
