does your onboard NIC take awhile to obtain an IP address?

biostar Z68 mb. realtek GB NIC.
When booting or resuming from sleep, it takes about 20-30 seconds to lease an IP address.
not sure if this is the OS, the NIC, the drivers, the motherboard...

That happens on my Foxconn 780G board, with (I think) Realtek NIC.

I have two other boards, Gigabyte P35 boards with Realtek Gigabit NICs, and they don't exhibit any delay.

It could be related to your router too.

I had an old router - about 4-5 years old. It started taking a long time, and also started losing the connection frequently. Replaced it with a new one and it is like night and day.

Nope, it works fine (also realtek). A lot of it has to do with how long of a lease your DHCP server is configured to give out and how long the machine has been asleep.
