I don't think I could ever live in something that small permanently, but I could see building something ~500 sq ft for a little vacation home somewhere. There is something beautiful about simplifying your life / needs enough to only require that much space.
If you are doing PEX plumbing they likely won't carry that or the fittings for it.
We must be in different parts of VA, only because a 2800 sqft single story home would be the same size as my entire lot![]()

I live in Northern Virginia where property is at a premium and half million dollar town houses are quite common.

A long time. At least for the first shower of the day. Our shower is the worst. It's a good 2 minutes before it's warm. The upstairs tub is fine...30 seconds or so before it heats up. It's odd. But the water pressure and flow is pretty crazy. The plumbers reason was that the larger line allows for more pressure at other fixtures while one is use.
We did PEX because our water is very salty and corrosive. It'd be hell on copper.
If they have lumber it is dog shit.
Those places are mostly conveniences for construction men who dont have the time to wait for delivery from a warehouse supplier, or home bodies who dont know they can always do better some place else.
Yes you can find good lumber there but it's already taken at 6am when they open so you'll have to sift through all the crap left over for any decent pieces.
How often do they get fresh deliveries? Every night?
