2 floors plus a basement and attic is where it's at. 3 would be even better.

Only way I'd have a two story, is if the laundry and master bedroom were on the main floor.

2 story. That way I can have my computer room on the top floor and be able to open the window at night to cool off the room. Also, stairs can be a good source of amusement if you have clumsy roommates :)

Ranch (and "contemporary") homes cost more to build and buy per square foot.

My house is a split. The garage and basement are on one level. The library / playroom / laundry room on another. Then the kitchen / living room / sunroom / family room / bathroom on one. The fourth is three bedrooms and a bathroom. Then the master bedroom suite is another flight of stairs up with its own bathroom. Lastly the attic is one more flight of stairs off the master bedroom.

Agreed.

Live in a 2 story, vaguely remember living in our 1 story. When we went back to our old house to fix it up for the new renters, it was so small. The living room was like the size of my bedroom. :Q

one, don't like two. i just don't like the idea that people can look in your yard or even into your house if you leave the curtains open.

how is that different on a one-story house, though?

fencing. usually will keep prying eyes from the first level but the second you can see everything.

that being said, i prefer 2 story homes. i've just lived in them my whole life. my bf likes one story... we're gonna compromise and look for "affordable" :p

2 story would be more space-efficient. I think that two story houses will become more common as we run out of space in this world.

Stairs SUCK, and that's the bottom line. My wife's parents have had a split level, and now a colonial. They're unloading the colonial now, because it's too much house to take care of. Climbing the stairs several times per day doesn't help. The house they're going to replace it with, will NOT have an upstairs!

I remember when I was dating my wife, they used to stack stuff on the stairs. I asked my wife why? She said that anybody going up, would grab an armful and take it with them, so that they wouldn't have to make unnecessary trips up and down. Slick, eh?

Stairs are the price you pay, for saving money on a larger foundation, and utility costs. There are pluses to building a 2 story, but those damn stairs just aren't worth it to me.

I would prefer a two, or even three story home but I ended up buying a one story recently since it had everything I wanted minus the two levels. I would love a third story with just an office and a bathroom and some storage space.

The only thing I don't miss about having two stories when I lived in a town house is lugging furniture and other heavy items up and down the stairs.
