If a realtor pushes you towards a home inspector it should be a HUGE red flag. I can tell you that from personal experience. Many knowledgeable people recommend hiring one form out of town, if possible.

Home warranties reasonable? The one that got pushed on me cost almost $800 for a year. You're telling me you'd spend $2400 for three years worth of warranty? You can replace three appliances with that. Not to mention it's a scam business.

I'm not sure I understand why you think taking a recommendation for a home inspector is a red flag.

Also, just because you got hosed on your home warranty doesn't mean we all will. Mine is $500/yr and the seller is paying the first year. I'm buying a 40 year old house, so it's something that may come useful. If not, well, I'd rather waste $500 than find out I need to pay $5000 in repairs in 9 months.

What the hell that a home warranty covers is going to cost you $5000 to repair or replace? And that's if you can even get them to do the repair. You do know that they send a guy to your house to inspect whatever broke down to find a pre-existing condition and deny your claim, right?

And that's not even the crux of the whole issue. A realtor who pushes these home warranties is most likely getting a kickback from the company. Is this the kind of person you trust with the biggest investment you'll ever make?

1. No.
2. It was a house I'd already been renting for a few years. I grew up with the owner's kids. Also, a benefit of my employer was a paid atty. So I had the atty handle the paperwork. I think all I paid for was for an inspection and probably title search stuff.
3. Looked around more. I was happy renting, not really looking to buy a home. But the owner's decided to sell and I didn't feel like moving all my stuff.
