Deck Stain

So the new pressure treated deck is 3 yrs old and its time to stain and seal. I'm in NY so all we can have is low voc or water base stain. The deck is on the north side. Does anyone have advice on a stain sealer that they have used and are satisfied with the results, preferably a couple years in. TIA.

Per my experience it is much better to use oil stain. All the crap you can buy locally will be crap.

There are several old threads however some recommend brands no longer exist. I'm looking for something oil based and able to be tinted/colored solid color, I may be able to sell my other half on semi transparent provided it has some pigment. I can get off nearly all the water based stain that's...

whomever said it will be a 3-4 year fix was spot on too. I’m on year 4 and thinking I need to stain again.
At least this time it will be basic cleaning for prep

Strangely enough Vermont allows VOC 550. thx all

Its low VOC and supposedly uses paraffin to keep the mildew down. Gets pretty decent reviews. Can do in the sun and down to 0F.

I’m no expert but looks good to me.
I think any of the specialty blends are probably very similar.

Heres hoping.
Last deck i used Cabot water base. I didnt wait for the PT to dry enough and got mildew under the film on the rails and the deck flaked. 350 sf of belt sanding to straighten that out. Only penetrating stain from now on.

I've given up on water based for everything but vertical surfaces, like a fence or deck railing. Peels super fast, just irritating to do it in the spring and have it peel in the fall. I've tried primer, I've tried touching it up. Nothing works it always detaches.
