I have amortgage for $1200/month. I looked into refinancing the past few days and I could probably reduce it to $1160 or lower. Of course...lower = points.

I expect to move in 2 or 3 years and it simply can't happen. Not really worth it. DAMN IT

And please, make it two cookie and a beer.

The difference between 1200 and 1160 is about 3%.

Who even cares about that much of a reduction?

still confused about already having mortage, then wanting to re-fi, but not moving in for 2-3 years...

check around Monday. Jobs report came out this morning and it wasn't too good, dragging mortgage rates down with it. check bankrate.com to see the impact.

moving in 2-3 years (hope I didn't write that wrong, I only have 2 beers in me).

Did look at the ARMS. It just looks liek the 2 years time horizon just makes it a risky proposal once up front fees are taken into account.

Also don't want an ARM in case housing prices drop :( Then moving won't happen any time soon as I won't have the equity to move.
