Condo Repair Question

My wife and I own a condo and I was approached by the owners downstairs that are saying our AC unit is leaking down into their AC unit (which is outside the actual condo).

I went into our AC closet and didn't see a drop of water. Nothing was leaking from any of the hoses or anything. I went back downstairs and told them nothing was leaking. They opened their AC closet and it was wet. There was something leaking from a hose but neither of us knew where the hose led to.

Now, my question is who has to pay for someone to come out and look at it?

They have to pay to get it looked at. But if it is your AC causing it then you will have to pay.

So they pay for someone to come and look at it and if its my unit then I pay for the repairs or do I have to pay the guy for coming out + repairs?

I see. Coincidentally I got a advertisement letter in the mail for a company offering services to repair home appliances, water heaters, ac units per yearly contracts. It looks like they range from $300-500/year. I wonder if I can call them and get a package then have them come out to look at it.

Be sure to read the fine print.
Most of them have a delay like other insurance policies.
If you call , they come and you are not covered , you could be on the hook for full charges at rate.

The AC units have a condensate drain that runs to eithe a trap or outside.
Condensation will also form on the line set itself, the copper tubing that runs outside to the condenser unit. It is usually insulated enough to minimize that.
Take a picture of your closet, and indicate the line that is leaking on thier unit downstairs. Don't go bother them.

If you own a condo, do you pay a monthly maintenance fee? If you do see what all it covers before spending any of your own money.

you pay condo association fees right? make the building pay to find out what is causing the leak and then that person is responsible for the rest.

thanks for the replies guys. I'll contact the HOA and find out what's up. The downstairs owner apparantly has already called the repairman so it may be too late.

Check with the HOA declarations... There may be rules that save you from paying anything, or that you pay everything. Decs over rule everything...
