Closing on my house Friday...

I don't have any conditions left from the lender but, I'm wondering if there is anything I should bring to the closing, besides an ID and $$$.

What is the standard protocol here for closing? Sit in front of a lawyer and say our "I Do's" I assume. Any experienced home owners care to give some advice, if any is needed?

Your RE Agent, lawyer, lender, and title company should all be able to tell you exactly what you need to bring. The bank is going to give the final amount to the title company of what you need to bring to the table in certified funds (bank check). You need that and your ID and that is it.

There will be tons and tons of disclosures to sign. The important stuff is the HUD and the mortgage, just give those an extra look before you sign them. After that you'll get the keys. GL.

You will probably need 2 forms of ID. The last two closings I did they wouldn't take a bank check, they required that I wire the funds.
Funds in the amount of $xx,xxx.xx are required to be sent to title by a wire transfer. Funds need to be received the day of closing or the following business day.

For closing, each individual must present at least two (2) forms of identifying documents for review; at least one (1) of the identifying documents must be a government-issued document bearing a photograph of the named individual. Examples of other acceptable identifying documents include: social security card, birth certificate, current government-issued visa, medicare card, student identification card, voter registration card, recent property tax or utility bill, most recent W-2 or signer federal or state tax returns, bank statements, or proof of car/house/renter’s insurance coverage

You just sign and initial a bunch of stuff. It'll probably take 30 to 40 minutes and your arm will feel like it is about to fall off.

You should at least skim everything you sign. They'll HATE you if you try to do so at closing, so try to get a copy of the paperwork early to read it over. Then you can just make sure that the numbers haven't changed on the stuff that you're signing.

Just be sure to take your CCW, your AR-15, and all your knives.
Be sure that EVERYONE knows you're an Atheist, even if you have to mention it every 5 minutes, be sure to call every person in the room a moron at least 5 times, and as soon as you enter, assume the "stance of dominance".

That way, they will all know that you are a true ATOTer!

(Just don't mention tweakboy by name!:biggrin:)

A few things I love about buying homes with cash is that we can close in a week if I want, closing takes like 5 minutes, and like 5 signatures. It's amazing how much extra crap all the other parties throw in when you get a loan.

Yeah, this. As others have said too.

And you may or may not keys right away depending on if youre in a wet state or a dry state.

edit: and GRATS OP! there's nothing like your first home!

Oh, and BTW. For the next few years your wish list for your birthday, Christmas, new years, and any other gift-giving occasion will now consist of one thing and one thing only: Home Depot gift cards!

23 forms at 3 copies per form when we did our place in '09.

Some of it may have been due to VA loan.

Scope out the local Home Depot, Lowes and ACE hardware stores.

Locate by referral a good plumber.

Scrounging Craig's List for tools that you do not have and do not need new. (Got a $200 extension ladder for $35 needed new pull rope)
