Our house has always been warm on the second floor during the summer but this year it has been unusually hot. It is currently 34C on the second floor but only 31C outside. I have been racking my brain trying to figure out why.

Well I decided to take a look at the attic for another reason and think I found my problem.

Poor little sucker never even had a chance. No clue how long he has been there or how he got there but while I was up there I could hear the fan continuously trying to turn on.

I am going to leave this one to the professionals. Our home warranty is finally going to pay itself off.
 
What kind of bird is that?

Also, why do you need your builders to come out to fix that? You're right there on the fan already, just grab a stick and fish it out.

That was a crop of a zoomed pic. I was about 30' away from that fan. I would go fix it myself but you have to army crawl about 15' beneath 3" roofing nails in what feels like 50C heat. Plus if I get there and the fan is busted someone else would just have to come out and do it again.

... that and I finally have a legit reason to use my home warranty. 🙂

That reminds me, my fan isn't working (can't hear it any more and upstairs has started heating up (Yes, you can tell)). Time to venture up into the attic (early one morning just after first light) and check it out. If it's the damn motor (again), I'm going to buy an industrial motor and forget the cheap ones that come with those fans.
 
Home Warranty? 😕 I've never heard of such a thing, but I grew up in a town where "new" homes were only 20 years old. There is *very* little new construction around there, and most of it is done privately, not by big developers.

In new subdivisions they actually offer warranties on houses?

You do know that a replacemnt motor and fan blade only run about $30 right?

You can get one if you buy an older house through a major brokerage such as Century 21. There might be some private companies that provide it for sellers to give to buyers. It is a great closing tool.

Just read the fine print. When we bought our place we signed up for the Pacific Power water heater insurance which tacks and extra $5 on your electric bill to cover parts and labour if you need a new one. The old water heater blew out four weeks after closing so I immediately called the emergency hot line. "Oh were sorry you must have this policy for over 30 days before coverage is effective." Right there on page three out of eight WTF.

Our house was built in '72.

When you purchase a home you can (at least in California) buy a home warranty for the first year. It was about $300 for the first year and we renewed it for another year for about $210.

It literally covers everything that could malfunction in a home. A/C breaks? water heater blows up? Foundation cracking? If they can't fix it they install a new one. I actually purchased it because the A/C in the house is original. It is chugging along but I have a feeling it will be toast in the next year or so.

They charge by the visit. $50 a pop. They are sending an electrician out for this particular job and he is also taking care of 4 other things we have been "banking" to have fixed when we submitted a claim on the warranty.
