Cat6 network odd speeds and connections

I have just took over a network for a farming company.

The internet is connected to a BTHub3 router. This is then connected into a 16 port unmanned switch (TL-SG1016).

They have a computer running Business server 2011 and that is in turn connected to the switch. The network is running on a domain. All computers have Windows 7 Pro installed. They have a Cat6 patch panel which all connections run through.

The server is located in the main building with 5 computers all connected through Cat6 cabling. Recently 2 more Cat6 cables have been run from an external building about 20 meters away and wired into the patch panel.

Now for the problems....

They have a computer in the second building and want it connected to the network and also want a wireless router putting in the building. I plugged the computer into the network port wired into the wall (Cat6 also).

I first used a Cat5e cable and connected to the wall outlet and it would not connect to the domain. I tried a Cat6 and that worked. I then plugged in a netgear wireless router in the internet port and it gets an intermittent signal. Not strong enough for a connection.

I then checked and even on cat6 cable the computer is only running at 10 Mbps. When I use a cat5 cable it does not even register. If I connect from the patch panel into the BThub router (and not the switch) the cat5 cable works and I can access the domain. Again at 10 Mbps.

I have tried numerous different cables both Cat6 and Cat5 with no difference.

I understand that using cat5 and cat6 i will loose performance but I should at least be getting 100 mbps no matter what?

If I connect the same devices straight into the BThub router or the switch it connects straight away and I get a strong connection. It is only through the external Cat6 connection I get the problems.

I have tested external cables on a cable tester and get a full 8 connection reply.

All connections run the T-568B wiring.

What could be causing the drop? Am I missing something? This is incredibly fustrating :)

Any advice would be greatly appricated.

Could be bad termination on the wiring between the two buildings, could be bad wires/bad wiring job, could be the hub isn't sending a strong enough signal to make a reliable connection over the 20 meters (although that shouldn't be an issue unless it's malfunctioning or just poor quality).

Can you pull another cable between the two buildings (hopefully through existing conduit) to see if it gets better results?
