I'm thinking about purchasing a recreational property out of state, like in Oregon or Wisconsin or Minn.

Anyway, what are some complications I should look out for? Things like, how hard to get insurance, transaction issues, or anything else I should be aware of?
 
Besides the obvious, make sure you are not overpaying for the land. You must know the true value.
The country folks love to stick it to the out of towners.
