Buying a townhouse question

1 yr old townhouse in central NJ w/eat-in kitchen, formal living room, slabbed basement, 1 car garage, deck, central electric A/C and Forced Air (Gas) heater for $250,000.

How much can be negotiated? Do you think I can talk the owner down to, say, $220,000? Any tips on finances? Thanks.
 
Yeah, things are more expensive in central nj than kansas, for example. One good thing is that there's no tax on clothes heh.
 
Avoid townhouses. Shared walls make for annoying sounds from neighbors--especially from cheap American paperboard construction.

It's better to buy a cheap house than a flashier townhouse from an investment/saleability point of view. Also you avoid the ridiculously vertically creeping HOA fees!

Depends on the market. If other homes on the street have been listing for $250K and are being bid up to $265K, then I doubt they would accept your offer.

However, if the market in your area is suffering and homes are taking +60 days to sell, then go ahead and make the offer.

I'll have to disagree. My place has great common walls - I don't hear my neighbor at all. Plus, smaller starter homes for such a purpose barely exist. Most of the single-family homes start basically at $500K and something that I would consider "comfortable" sells for about $700K. Additionally, my HOA fees have only gone up a small amount in 12 years of living here. Currently $190 a quarter for: insurance and maintenance of the common areas, clubhouse with exercise gear and racquetball court, swimming pool, trash removal, snow removal and street paving.


 
Yeah, nice houses in Central NJ starts around $400K. Can't really afford that right now since I have to worry about getting married next year as well 🙂
