Now is a terrible time to buy any property, particularly for either coast. We are at the height of a propery value run up. Most areas now have terrible rent to property cost ratios, rent won't even cover payments.
 
Real Estate will not go down in most metro areas. Supply = fixed, demand increase as population increase, simple macroeconomics.

that and it doesn't tend to hard crash because people simply won't sell
