Buying a CO-OP

1BR - 713Sq Ft, Booklyn, NY, Montly CC $434, Asking $240k.

Saw the place last night and over it's in a great well maintained building, the apartment is very nice with a brand new kitchen and a lot of closet space. I really like it, compare to others I saw.

Weird thing is that the broker and the owner was there. Places I seen before, only the broker was there. After viewing of the place, I waiting outside of the building for my friend to pick me up and few minutes later the owner came out and we had a small chat and got her e-mail address.

Would it be a dick move to bypass the broker and try to start some sort of communication directly with the owner?

The owner is paying the broker so she might just refer you back to the broker. If you have never purchased real estate before IMO it's best to get your own realtor and let them handle things for you and represent you.

It's easier, but doing it yourself is fine and saves money. Less waiting as well.

That isn't what iFX was suggesting nor what I was addressing. Getting your own real estate agent adds another person on top of the seller's broker. It is easier to do it that way, which is what I said, but it costs you more money as not having your own agent is another bargaining chip. This is exactly what I did when I bought my house. They had an agent and I didn't. He wanted the 3% my agent would have charged if I had one, but I told them if they wanted to sell the house to me they were going to take an additional 3% off of the total price. More PITA for me but it saved me several thousands of dollars.

that's pretty standard, and the monthly maint is low. i assume it includes taxes as well.
