Building my First PC - Help!

I'm not sure if this is in the right section but here goes.

I would like to build up a mid-range PC for some light gaming and CAD. I have looked at a few pre-built PC's and they look so-so for the price I would be paying. This one in particular:

From what I can tell from this is everything seems pretty good except the video card. Would it be worth it to buy this, and if I'm not happy with the performance of the video card upgrade it. Or to build something like this:

I live in Canada, so I can't get all those parts for that cheep. I ended up picking out some similar parts on Tiger direct, like this motherboard:

Under $600 for CAD/light gaming?

I'd vote:

AMD FX-6xxx AM3+ (~125$)
Quality mid range AM3+ MOBO (~100$)
1x8GB DDR3 1600+ CAS9 (~70$)
NO LESS THAN 1x4GB DIMM
1TB 7200RPM HDD is fine (~60$)
Any ODD is fine (~20$)
Name brand PSU like Antec/Corsair ~400w (~40$)
Basic case (~35$)
At ~130$ you can find 2GB 7850's, much faster than 77xx

Even in Canada that should get you under $600 with a good quality PC.

There are a few other options, even an LE version of this MOBO for $20 less.
I chose this particular one as a good midrange option, and it has heatsinks on all the important bits (good for OC/FX CPUs)

Again other options, but this is the cheapest 8GB, 1600MHz, CAS 9, 1.5v
You could look for a 2x4GB kit, but future option for 16GB may be useful for CAD.
I would get no less than a 1x 4GB DIMM, so you can easily upgrade to 8GB later.
